Next, it is important to know what to expect throughout the transaction. Have a discussion with your broker about your expectations regarding showings, open houses and marketing techniques. After contacting the right people, it is time to prepare your house to go on the market. Have your broker walk through your home and together decide what absolutely needs to be done to make it ready. When marketing your home, use different portals to attract different audiences. Newspaper listings will be good for older buyers, but online advertising and social media will be more beneficial to attract the younger generation, and you want maximum visibility to as many prospective buyers as possible.

Pricing is everything! If your house is priced too high form the beginning, then buyers will automatically discount it from their list of potential homes. If you price it competitively, then a bidding war may ensue and you may get more than you expected. Also, host many open houses and make sure that your house is always kept ready to be shown, because you never know when the right buyer will walk through that door.

Don’t be afraid to negotiate. Buyers will typically offer something much lower than what you expect to try to drive the price down, feel free to counter offer, but don’t go below what you are willing to sell the house for.
